Allan Nolan

Allan has 18 years of experience in the Property Management profession. Managing in 2 uniquely different areas, York Region/Toronto, and Simcoe/Grey County, he has managed Condominiums, low-rise, high-rise, townhouses, ranging in size from 7 units to 319 units, as well as several Shared Facility settings.

Mike Salnek

Mike has been in the Condominium Property Management profession for over 20 years.  He founded and owned a Property Management firm in Collingwood for over 15 years.

Mike has extensive experience in working with Condominium developments and Builders/Developers.

Michelle has been in the Condominium Property Management profession for 5 plus years and has background as a Law Clerk.

Jennifer Walters

Jen has over 5  years of experience in looking after financial aspects of Condominium Corporations. She is currently working on obtaining her Certified Professional Bookkeeper Certificate.

YHPM provides the highest level of quality service
  • Ensuring the parties associated to the Condominium adhere to all requirements of the Condominium Act of Ontario, Condominium Bylaws and Rules.
  • Working with and supporting the Board of Directors with the operation of the Condominium.
  • Regular and ongoing site inspections to determine maintenance issues and/or major repair projects.  Spring “site walkabouts” with the Board of Directors are promoted.    
  • Working with service providers to ensure quality workmanship and that work to be carried out is done so in a timely manner.
  • Develop maintenance contracts with reputable service providers.
  • Maintaining corporate records including the owner registry.
  • Ensuring appropriate insurance coverage.
  • Status Certificate preparation.
  • Execute Common Element Modification requests/Register Indemnity Agreements.
  • Preparation of Board of Directors meetings and Owners/Annual General Meetings. 
  • After Hours Service for emergencies. 
  • The Constar Finance Accounting Program is utilized.
  • Collection of Monthly Common Element Assessment Fees (maintenance fees).
  • Processing payables and receivables.
  • Providing monthly financial statements in a timely manner.
  • Develop an investment plan with the Board of Directors.
  • Developing annual operational budgets.
  • Work with the required professionals in developing the Reserve Fund Study.
  • Compile the required information for the Condominium Auditing Firm for Audit completion.
  • Working with the Developer to create practical and realistic operational budgets.
  • Engaging and working with the required professionals on Performance Audits.
  • Working with the Developer, Homeowner and Tarion to ensure, if any, deficiencies are addressed in the appropriate and timely manner.
  • Working with the Board of Directors to discuss the project to be carried out – obtain proposals from the appropriate consultant(s) to develop project scope of work, carry out tender process, review tenders, recommendation of contractor, prepare CCDC contract, project management.
  • YHPM can be involved with or can manage a project. 
  • For Homes within a Condominium Corporation.
  • Should an owner be away from their home for a period of time, arrangements can be made directly, by the owner, with YHPM for home checks to be carried it.
